The Most Frequent Questions We Hear

I’m not getting enough hot water. This is a new problem, we always had enough before.

First off, check the thermostat setting. Maybe it’s set too low. Then, be sure you have no leaking faucets.

Another common culprit is the dip tube in your water heater. If it’s broken or has fallen off, your incoming cold water will go directly out the hot water outlet without being heated.

Just remember, you often need to get inside your water heater to determine if this is your problem. If you don’t have experience working on water heaters and the right tools, – play it safe and call us.

Other possible problems could be clogged burners or low gas pressure. Again, this diagnosis is best left to a professional water heater expert.

I’m not getting any hot water at all. Is my hot water heater malfunctioning?

This is a very common question we get from a very distressed homeowner whose family is unable to take showers.

The good news: With a gas heater, your solution could be as simple as an extinguished pilot light. Carefully follow the instructions in your water heater manual. If your pilot light is on, give us a call and we will come investigate what the problem is.

And if you have an electric hot water heater, your problem is likely with the thermostat or the upper element. But exercise caution here since high voltage connections are behind the access door. Turn off all power to the heater before removing this door.

Our hot water smells really bad

Usually this is a simple chemistry problem. What often happens is that certain bacteria will react with the magnesium anode rod inside your water heater.

The result? A rotten egg odor.

Use chlorine bleach to clean the tank, or worst possible case, if this is the problem, replace the magnesium rod with an aluminum one.

We have very slow hot water replacement and recovery. What’s wrong?

This could be a couple of things. Sometimes, your water heater will get a sediment buildup on the bottom of the tank. Flushing the system can often solve the problem.

On the other hand, you may have a burner problem and may need to replace some parts.

I am seeing a lot of leaks around the bottom of my hot water tank. What does it mean?

It likely means your tank is getting pretty old. A leaking tank usually signals you it’s replacement time. It’s one of the few problems that cannot be fixed.
